Rental Information

All properties in Sandbridge are privately owned and are decorated to suit the tastes and needs of the owner. All of our properties are non-smoking and equipped with standard amenities as well as linens, sheets, and towels (please note beach towels are not included). Not all of our properties are pet friendly so please make sure when selecting your rental home, it is located on the “Pet Friendly” search page. We want you to select the best property to suit your family’s needs.

Please take a moment to read through all of the following information and contact us if you have any questions!

Reservations: Weekly rentals are Saturday to Saturday during our In and Peak Seasons. You may reserve your property by phone, web, or in person at our office. When completing an online reservation, a lease agreement will be emailed to you. Your first 50% payment is due at the time of booking for all reservations booked at least 45 days in advance. Your final payment is due 45 days from your requested arrival date. Reservations made with a check- in date of less than 45 days prior to your arrival will require payment in full at the time of booking.   

 

Cancellations: All cancellations must be made in writing. In the event of an emergency cancellation occurring one week or less prior to the check in date. Cancellation by phone will be accepted, but must be followed up in writing. Every effort is made to re-rent the property to minimize your loss. If the property is re-rented for the original rental period, or a portion thereof, the only refund due the tenant will be funds in excess of the original rental rate. If the property is not re-rented for the original rental period then the tenant will not receive any refund of any monies paid. Any fees associated with the reservation such as the Accidental Damage Plan Fee, Dog Fee, Trip Insurance Protection, Credit Card Processing Fees are non-refundable items. All cancellations are subject to a 18% cancellation fee of the gross rent. Refunds are payable to the tenant within 30 days after the subsequent re-rent payment has cleared SBL’s financial institution.

Travel Protection Insurance: This insurance can protect you and your family from expenses you may incur due to illness, injuries, weather, and other unforeseen circumstances. For your convenience and protection, we have added the Trip Insurance as an optional item at check out. For additional information or questions regarding coverage, please contact Rental Guardian.

 

Travel Protection Coverages:

  Methods of Payment: We accept cash, money order, cashiers check, ACH Debit and Credit cards including Visa, MC, Discover and American Express. Please note ACH payments are not accepted within 14 days of the arrival date.  

4 P.M. Check-In: Properties are available for Check In after 4:00 p.m. Every effort is made to ensure all properties are clean and ready for occupancy. However, in some instances due to unforeseen circumstances, it may be necessary to delay occupancy until the property is ready.  There are no refunds for delayed occupancy. 

 

Early Check-In: Sandbridge Life Realty is pleased to invite our guests to take advantage of early check in when it is available. Please contact us directly for more details. 

 

10 A.M. Check-Out: Check Out time is 10:00 a.m. at this time there are no exceptions during the season. Please contact our office directly for possible off season availability. 

 

Courtesy Linens, Towels, & Bed Making: These services are provided for all SBL guests. Fresh linens and bedmaking will be provided the day of check-in. Each occupant will receive a towel set including a hand towel, bath towel, and washcloth. We always provided linens and towel sets equivalent to the maximum number of occupants regardless of actual headcount. Kitchen towels and bathmats are also included. They will be happy to deliver directly to your vacation rental. 

Occupancy Restrictions/Family Groups: Sandbridge Beach is a residential community; it is our obligation as a vacation rental company to ensure the familial atmosphere we have all come to love and enjoy is respected. House parties are strictly prohibited! Per the Short Term Rental Zoning Ordinance issued by the City of Virginia Beach, the occupancy limit in a rental property cannot exceed the number of bedrooms times 3. You can find the maximum number of occupants for each home listed on each property description.  SBL leases homes without respect to race, color, religion, sex, national origin, handicap, familial status or sexual orientation of any party. The leaseholder must be at least 24 years old. Leaseholders are required to be on-site for the entire duration of the rental period. IDs must be furnished upon request. Please make note, misrepresentations, house parties, or exceeding the house maximum occupancy limit will result in guests being required to immediately vacate the property without refund at Sandbridge Life Realty group’s discretion.

 

Beach Access/ Rules:  Please use marked public walkways when accessing the beach. These walkways are clearly marked and are located every few homes along the oceanfront. Walking on dunes is prohibited. Driving on the beach, bonfires, glass containers and/or alcoholic beverages, and fireworks are not permitted by Virginia Beach City Ordinances. Please keep our beaches clean and remove your litter before leaving the beach. Virginia Beach no longer allows personal items to be left on the beach unattended at any time. City employees will be removing and disposing of these items daily. 

 

Parking: Parking is permitted only in allotted driveway spaces. On street parking is permitted in marked spots throughout the community. The City of Virginia Beach operates three parking lots in Sandbridge and they offer both daily and weekly passes. Two parking areas are located near the Sandbridge Market, and the third is located at the southern end of Sandbridge at Little Island Park.

 

Weddings/Special Events: At this time Sandbridge Life Realty Group will not be accommodating requests for Special Events or Weddings at our properties due to increasing concerns within the community and possible Short Term Regulation penalties for our homeowners. 

 

Deck/Exterior Stair Capacity Limits: Deck capacity shall at no time exceed the limits placed on each deck based on recommendations by licensed structural engineers. Any injuries or damages resulting from the negligence of this Safety Advisory will be handled in accordance with your rental agreement. 

 

Dog-Friendly Properties: If you are bringing a dog- please be sure to search for a property that allows them!!! There is a dog maximum of 2 per property. Cats and other animals are strictly prohibited. Animals found on or around a property that does not all for a dog is grounds for immediate eviction and forfeiture of all monies paid. Additionally, Virginia Beach City Ordinances must be observed. For more information, click here.

Pets are permitted on the beach before 10:00 a.m. and after 6:00 p.m. Memorial thru Labor Day weekend. Leash laws are in effect at all times!

 

Repairs/Refunds: The staff of Sandbridge Life Realty will make every effort to have repair requests completed within a reasonable timeframe. The earlier repair requests are made, the sooner we can repair the issue. Should mechanical systems malfunction, and a third-party vendor is required for repair we will make every effort to ensure these repairs are made in a timely manner however sometimes these repair timelines are out of our control based on part or vendor availability. There are NO REFUNDS for mechanical failure.

 

Mistakes Happen:  We are all human, on occasion rates, property descriptions, and amenities listed on our website and / or rental agreement  could contain an error. Since our properties are privately owned, they are subject to change without notice. Omissions, additions, or errors, as well as changes in property bedding, furnishings, equipment, etc. may occur.
